		<description>What do you think about the &quot;new headache&quot; with foreclosures......after having the offer accepted, the seller paying for inspection, application fees are paid to the association, deposits are made and it&#039;s time to close BUT the condo/homeowners association will not release their lien - then both sides legal counsel argue for weeks/months about how much is &quot;really&quot; owed in light of the new (July 2010) condo ruling.  I had one closing delayed over 30 days by the lender and the buyer walked.  I now have one that is in the second week and it doesn&#039;t look good.  How can I protect my buyer from this happening?  Why don&#039;t the listing agents get these types of issues front and center when they take (or are assigned) the listing?  Wouldn&#039;t it be in their own best interest to do so as well?</description>
